Whether youβve imported your properties from Airbnb or manually created them, the key to a successful launch is ensuring your rates & availability are properly configured in RentalWise.
There are two types of pricing models:
Nightly Pricing β This is the default Airbnb pricing, where you set a fixed price per night (excluding Extra Guest Rates).
Occupancy-Based Pricing (Seasonal Pricing) β This pricing adjusts the rate based on guest occupancy.

β If you imported your properties from Airbnb, they are set to Nightly Pricing by default. To switch to Occupancy-Based Pricing, contact our support team via chat to request the change.
Step 1: Access the Calendar
Go to PMS β Select Your Property β Calendar.
Either click on the dates you want to adjust or click UPDATE CALENDAR.
Step 2: Adjust Rates & Availability
In the pop-up menu, you can set:
Date range
Nightly rate
Minimum stay
Availability
β Create Seasons: You can define different rates and minimum stays for specific periods (e.g., a higher rate for summer and a lower rate for spring).
To make rate management easier, you can copy an existing rate and apply it to a specific time range:
1. After adjusting a rate, click on Copy Rate.
2. Select the timeframe you want to apply the copied rate to.
3. Confirm the action, and the rates will be applied automatically.
This feature is especially useful when you want to replicate seasonal rates across multiple weeks or months.
Step 3: Advanced Rate Configuration (Optional)
Click the Advanced tab to:
Set weekly rates.
Set weekend rates.
Customize minimum stay durations.
Quick Tip:
On the right-hand side, youβll see the Calendar Legend, which shows the status of your availability in different colors. You can customize these colors in Settings β Availability Status.
Step 1: Navigate to Rates & Availability
Go to PMS β Select Your Property.
You will see two sections:
Availability β Manage your property's open/closed dates.
Rates β Define pricing based on occupancy and length of stay.
π¨ Important Difference: In this pricing model, the Calendar is replaced by the Availability tab, and rate management happens separately under the Rates tab.
Step 2: Configure Occupancy-Based Rates
In the Rates tab, create seasonal rate plans.
Set prices based on:
Number of guests (Occupancy).
Length of stay (Duration).
To save time, you can use the arrows next to the pricing fields to automatically populate the same rates, pro-rata, across multiple guest levels or lengths of stay.
Click the arrow next to any rate field to auto-fill the remaining fields in that row or column.
This is useful when you want to set a base rate and apply it consistently across multiple guest counts or timeframes.
To apply a Length of Stay Discount using Occupancy Pricing, simply reduce your weekly or monthly rates manually. For example, a $100/nightly rate can become a $630/weekly rate to apply a 10% Length of Stay Discount.
