Overview
This article provides an overview of the process of connecting your RentalWise account to Airbnb. It includes details on property creation, account setup, payment queries, sync types, cancellations, editing bookings and content, and messaging.
How to Add the Channel
Connecting your Airbnb account to RentalWise is straightforward. Simply navigate to Integrations > click on Add Channel, name it (internally), and authorize the connection.
Important Note: You will not be able to authorize the connection if another Channel Manager is connected (an error will be displayed).
Disconnecting your Channel Manager from Airbnb: Settings > Account > Privacy & sharing > Services
Property Creation/Distribution
Whether you choose to import the property or create it manually, during the connection process, you can opt to create a new listing or attach it to an existing property on Airbnb.
Account Creation for the Channel
Currently, it is not possible to create an Airbnb account via RentalWise. You will need to first create your Airbnb account directly on Airbnb.
Payments Overview
Bookings made through your Airbnb connection will follow Airbnb's payment schedule and configuration. Setting up your payment schedule on RentalWise will not affect the Airbnb connection.
Sync Types
There are two categories of synchronization available for Airbnb:
Full Sync: RentalWise will be your sole source of truth, managing all content including images, descriptions, amenities, policies, etc.
Rates & Availability: RentalWise will manage rates and availability, but images, descriptions, policies, and amenities will not be synchronized.
Cancellations
Once connected to Airbnb, you can cancel bookings from RentalWise within the Booking Summary Page.
Editing Bookings
When managing Airbnb bookings via your RentalWise workspace, you can edit bookings by adding additional booking products, services, or modifying guest/booking information like names and notes.
Editing Content
Depending on the synchronization type chosen, you can manage your property fully from RentalWise or only handle rates and availability.
How Messaging Works
With the Unified Inbox, you can communicate with guests once a booking is recorded. Note that messaging for leads is not yet available, but is coming soon to RentalWise.
Channel Markup
Use channel markups in RentalWise to boost direct bookings by offering competitive website rates while optimizing pricing on Airbnb and other platforms.
